With the potential for contaminated soil or groundwater and increasing concern regarding assumed liability associated with contaminated lands, municipalities and lending agencies are requiring that a site proposed for redevelopment be properly assessed and the full environmental impact of current or previous site activities established prior to redevelopment.  In many cases contaminant remediation programs will be necessary to return the land to a condition suitable for the intended land use.



Redevelopment of industrial and commercial lands may also require removal of equipment such as above- and below-ground storage tanks, PCB-containing equipment, abandoned wastes and controlled substances such as asbestos and refrigerants.
